How do you Find an old Tenant?

Finding old tenants is something that landlords have to do at some point, there will always be a time when a tenant lets a landlord down and moves out with no notice. So if you tenants done a runner, lets see how we can help.

To find absconded tenants can be a real pain, this is why we’ve launched our tenant trace service, we will find you’re ex tenant quickly and discreetly. We do this legally and on a no trace no basis, if we successfully locate your old tenant we charge £99, you can place an order without submitting your card details, obviously we only take them if we find the ex tenant for landlords.

There is something landlords can do to improve our chances of locating an errant tenant with our ex tenant tracing service

Firstly landlords must wait at least six weeks before contacting us to locate an ex tenant, we appreciate that this must be frustrating but we need this time for the tenant to actually get settled at a new address, if a moonlight flit has been done it is important that we trace them to a new address and not a stop gap such as a bed and breakfast or family members address that they are going to move from before the land lord has had chance to sort the issue out.

  • We also need key information regarding the absconded tenant, this information includes
  • The ex tenants full name
  • Their date of birth
  • Their partners name
  • The address they absconded

This is the key information, it not a lot and it should be taken before the keys are handed over. Should you be unsure about the suitability of a potential tenant then it may be worth performing a tenant verification search to make sure they have no hidden CCJs or other issues.
