Boundary disputes can be a real nightmare to resolve if both sides believe they are correct but have not been able to prove the dispute one way or another.
Resolving these issues can be costly and time consuming if solicitors become involved but there are steps you can take to stop the matter from reaching that stage.

Remember the following points
- Land Registry is not responsible for specifying exactly where the boundary should be: that is the responsibility of the owner who divided the land into its present parcels, it may be possible to contact these owners, and this is something we will look into for you.
- It is Land Registry's duty to show only the general position of the boundary. Most people are not aware of this.
- You should also consider the amount of money you could potentially spend in taking the matter to court and it is ultimately the court’s decision. They might not agree with you and take your neighbours side, so you should try everything in your power to stop the matter going to court unless you are prepared to spend large amounts of money.
There are only three types of people who have authority to tell you where the boundary is. They are a High Court Judge, a County Court Judge, and an Adjudicator to HM Land Registry. None of these will come out to your premises and tell you where the boundary is unfortunately. What they will expect is that you make a legal case where they can then make a decision. What we will do is present you will as many facts as we can so you can see if the matter is worth pursuing or if it would be prudent to back down. In many cases the facts laid out by a third party can lead to the matter been resolved outside of court and consequently reduce the costs involved.
